Forge65 brought a much-needed housing expansion to the city of Pleasant Hill, an eastern suburb of Des Moines. For several years, Pleasant Hill experienced stable single-family residential and commercial development but did not experience the same for multifamily, maintaining an extremely low vacancy rate of ~2.5%. The strong demand for housing provided durable support for the development, which played out in the rapid lease-up of the community. Forge65 leased up 7 months faster than proforma projections and effective rents outperformed projections by $63/month on average.
