Jeff Fossell

Senior Vice President

Jeffrey A. Fossell, Senior Vice President, has been employed by Hubbell Realty Company since June 2022. He serves in his present capacity focused on capital formation requirements of the company. He has 30 years of experience in institutional asset management roles and building private asset platforms at Principal Global Investors and American Equity.

In his most recent role, he served as Deputy CIO for American Equity’s $57B general account.

Jeff has a Bachelor of Arts Degree from Gustavus Adolphus College and a Master of Business Administration from the University of Minnesota. He is a Chartered Financial Analyst (CFA).

Debra Henry

Investor Relations Associate

Deb Henry is a seasoned professional in the realm of commercial real estate lending, bringing over three decades of extensive experience to her role as an Investor Relations Associate. Joining our team in January 2023, Deb has quickly become an integral part of our investor relations efforts, leveraging her wealth of knowledge and expertise to foster strong relationships with our valued investors.

Prior to joining our organization, Deb honed her skills and expertise during her tenure at Principal Real Estate Investors and American Equity Investment Life Insurance Company. Over the course of her career, she has demonstrated a keen understanding of the intricacies of commercial real estate lending, earning a reputation for her strategic insights and commitment to excellence.

Deb holds a Bachelor of Business Administration (BBA) from the University of Iowa, where she majored in economics and industrial relations and human resources. This educational background has provided her with a solid foundation in business principles and analytical thinking, further enhancing her ability to navigate the complexities of the real estate investment landscape.

With her wealth of experience and dedication to delivering exceptional results, Deb Henry plays a pivotal role in driving our investor relations initiatives forward, ensuring transparency, trust, and continued success for our stakeholders.

Senior Vice President

Tim Coonan

Vice President

Tim Coonan joins Hubbell Realty Company as Vice President. With nearly three decades of law and political analyst experience, Coonan joins Hubbell to further the strategic growth of the development operations of the company. Coonan’s primary responsibilities, alongside Development and Construction Services, include but are not limited to furthering business development and executing capital fundraising strategies to build and expand the growth of Hubbell commercial, multifamily and industrial assets under management in Iowa, Nebraska & South Dakota.

Coonan previously served as Government Relations Special Counsel at Dentons Davis Brown Law Firm from 2016 to 2024. During his tenure, he amassed nearly 20 years of lobbying experience before the Iowa Legislature and executive branch agencies, along with more than 25 years of public policy expertise, including significant policy work in Washington, D.C.

Coonan is a graduate of Drake University in Political Science (1996) and Drake University Law School (2002).

Coonan’s community involvement includes his current roles as the incoming President of the Iowa Taxpayer Association, a board member of the Iowa Association of Business and Industry, and a board member of the Greater Des Moines Partnership, where he previously chaired the Government Policy Council. Additionally, he serves as an adjunct professor at Drake Law School, teaching legislative practice.

Debra Henry

Investor Relations Associate

Asset Management, Development and Construction

Russell Endriss

Vice President, Asset Management & Finance

Russell Endriss serves as Hubbell’s Vice President of Asset Management and Finance. After joining the Hubbell team in 2007, Russell Endriss expanded the Asset Management and Finance department of Hubbell. Endriss role will include a continued oversight of Hubbell’s assets and financial processes in all sectors.

Through the years, he has held many titles including Senior Financial Analyst, Finance Manager, Director of Finance, and Director of Real Estate Investments. Russell is highly respected across the real estate finance industry, and his operational and finance skills have had a significant impact on Hubbell’s growth and success over his tenure.

Casey Port

Vice President, Hubbell Construction Services

Casey Port, LEED-AP, brings more than 20 years of construction and development management experience to Hubbell Construction Services. He has extensive experience in commercial construction, historic renovations and tenant improvement construction. Casey manages projects from the conceptual stage through punch-list and warranty activities. He has been intimately involved in all of Hubbell’s historic renovation projects, including spearheading Hubbell’s historic project Spaulding Lofts in Grinnell, Iowa, which is a conversion of two historic buildings into 77 apartments.

Appointed Vice President in 2013, Casey has responsibility for all Hubbell Construction Services operations and business development.

Matt Weller

Vice President of Building Development

Matt Weller provides strategic insight and planning to lead the Development division of Hubbell Realty Company. He works with developments ranging from urban neighborhood development, multi-family rental and affordable housing, to retail, industrial sites and single-purpose uses. From initial financial analysis, site acquisition, due diligence review, rezoning and design, to construction and implementation, Matt sees a project through its entirety.

Matt has been at Hubbell since 2013, where he started as an Assistant Project Manager with Hubbell Construction Services. He was promoted to Project Manager in 2014 before transitioning to the Development team in 2016, where he has played an integral role in the company’s growth. In his time at Hubbell, Matt has worked on the development and construction of over 1,850 multifamily units and 750,000 square feet of industrial buildings. Matt quickly move from the Director of Development to Vice President in 2023, bringing with him 16 years of professional experience in commercial construction and development.

Rick Tollakson

President & CEO

Rick Tollakson is responsible for the strategic operations for Hubbell Realty Company and its multiple subsidiaries including: Hubbell Homes, The Home Company (Omaha, NE), The Land Company (Omaha, NE), Indigo Living, Hubbell Commercial Property Management, HRC Association Management, Hubbell Land Development, Hubbell Multifamily Development, Hubbell Construction Services, Embarq Signature Homes, Origin Homes, and Hubbell Golf. Rick joined Hubbell Realty Company in 1984 and was promoted to President and CEO in 2004.

The Hubbell team is most proud of the five “Extreme Builds” completed under Rick’s leadership. In 2006, Hubbell and its team of trade partners and suppliers built a new home for an Iowa family on ABC’s “Extreme Makeover:  Home Edition.”

In 2009, Hubbell’s team built “9 Homes for 9 Families in 9 Days” for the Des Moines-based nonprofit Anawim Housing. This was a nine-unit rowhome project that allowed Anawim to set its own rental rates for clients.

In 2013, Hubbell and its team built “Cabins for Campers 24/7” for Easterseals Iowa’s Camp Sunnyside. This week-long project replaced the 1960s vintage cabins with two 7,500 SF dormitory-style cabins that are handicap accessible, energy-efficient and built with an interior storm shelter. In 2017, in an even more ambitious project called “Keeping More Families Close,” Hubbell’s team rebuilt the Ronald McDonald House of Central Iowa. The 17,000 SF, 18-bedroom house was completed in just 11 days.

Most recently, Hubbell returned to Easterseals Iowa Camp Sunnyside in 2021 for the “Care for Kids” Extreme Build. Together with 72 trade partner companies, hundreds of volunteer hours and some sincere dedication by Hubbell’s associates, the team built a brand new child development center that doubled Easterseals Iowa’s childcare capacity from 60 to 120 kids and expanded space for motor and cognitive care – all in just one week.

Hubbell Realty’s mission is to “Enhance the quality of life in our communities…” and these five “Extreme Builds” exemplify this commitment.

Kyle Gamble

Executive Vice President & Chief Operating Officer

In 2024, Kyle Gamble was named Executive Vice President and Chief Operating Officer of Hubbell Realty Company. In this role, he leads the strategic planning and business development of Hubbell’s various divisions and subsidiaries. Prior to this promotion, Kyle was the Executive Vice President and Senior Vice President overseeing Hubbell’s Management divisions including Indigo Living, Hubbell Homes and Commercial Property Management. He previously spent 15 years as the Managing Director of CBRE | Hubbell Commercial, leading the Iowa affiliate office to become the leading commercial brokerage firm in the state.

Kyle began his career with Hubbell Realty Company in 1994 as a commercial real estate broker specializing in office, tenant and landlord representation. His past experiences and continued success in the field allowed Kyle to play a vital role in business development and facilitation, client retention, and value-added services for clients and brokerage professionals. Through his careful orchestration, knowledge of the real estate industry, ability to build trusting relationships with clients and colleagues, and passion for the Greater Des Moines community, Kyle proves why Hubbell is one of the most respected and successful companies in Iowa.

Joe Pietruszynski

Executive Vice President of Construction, Building Development & Management

Joe Pietruszynski has extensive knowledge of land development from his 20-plus years as a land developer, real estate broker, and certified land planner.

At Hubbell Realty Company, Joe is the Executive Vice President of Construction, Building Development and Management and is responsible for all aspects of commercial, multifamily and commercial land development, as well as Hubbell Construction Services, including land acquisition and sales, financial cost analysis and control, management of construction activities, site compliance, and working with public agencies through the land entitlement and planning process.

Currently, Joe oversees the development and management of more than 30 commercial, industrial and residential developments in the Des Moines metropolitan area. In his career at Hubbell, he has developed over 4,000 single-family lots, 1,700 townhome lots, and over 400 acres of commercial, industrial, and multi-family land. One of Joe’s most notable commercial land transactions was to Facebook in Altoona.

Joe was instrumental in developing the first conservation community in Iowa, as well as Hubbell’s five other conservation communities throughout the Des Moines metro. He has been a leader in successful land development techniques that clean, store, and protect storm water.

Joe has been a lead project manager on several major charitable projects including ABC’s “Extreme Makeover: Home Edition” in Gladbrook, Iowa; Hubbell’s “9 Homes in 9 Days” project for Anawim Housing at 21st Street and Forest Avenue in Des Moines; and the Greater Des Moines Leadership Class of 2007-2008’s project for the Kiwanis Miracle League at Principal Park. In 2013, Joe worked as a project leader for the construction of new cabins at Easter Seals Iowa’s Camp Sunnyside, allowing a comfortable and safe place for people with disabilities to enjoy camp, where Joe now serves as an Easter Seals Board Member. In 2017, Joe was a responsible for land development requirements for a 11 day rebuild of the Ronald McDonald House next to Blank Children’s Hospital.

Ashley Aust

Senior Vice President, General Counsel

As Hubbell Realty Company’s Senior Vice President & General Counsel, Ashley Aust provides legal counsel to the company and affiliated entities including brokerage, construction, development, finance, human resources, marketing, and property management departments. Ashley manages the legal department at Hubbell Realty Company, is accountable for the acquisitions, dispositions, and development contracts for land and project developments, and creates strategies for acquisitions, dispositions, and private placements of debt and equity.

During her time as associate general counsel, Ashley led process improvements and technology implementations at Hubbell Realty Company, worked with the Governor’s office, state agencies, lobbyists, legislators and interest groups for legislative initiatives, amendments, and regulations, and worked with various cities on city ordinance changes, development agreements, and entitlements. Ashley oversees the drafting of agreements, management of due diligence and closings of acquisitions, dispositions, and financing and all litigation matters.

Prior to her experiences at Hubbell Realty Company, Ashley was a Commercial Underwriting Attorney with Iowa Title Guaranty of the Iowa Finance Authority where she performed closings, provided legal counsel and title coverage specializing in LIHTC and HUD financing transactions. In addition, Ashley provided assistance with the Iowa Finance Authority Section 8 Department with the successful bid proposal for the U.S. Department of Housing and Urban Development Project Based Contract for the State of Iowa.

Jim Gilbertson

Chief Financial Officer

Jim Gilbertson joined Hubbell Realty Company as the Chief Financial Officer in 2023. He provides strategic leadership, planning and oversight of the company’s financial resources. Jim leads all planning, development and implementation of Hubbell’s financial policies relative to accounting, tax, internal controls and systems.

With more than 22 years of finance and operations expertise, he is a collaborative leader focused on strategic mission and key success metrics. Before joining Hubbell, Jim was the Chief Financial Officer at Echo360, Inc. in Youngstown, Ohio, for two years. During this time, he led the integration of a $20 million acquisition to grow the company’s platform. He has also served as CFO for BBQ Holdings, Bluespire Inc. and ECMC/Zenith Education Group in Minneapolis. His varied expertise spans the restaurant industry, retail, services, education, distribution, media, SaaS, marketing, and licensing, domestic and globally.
